Buying a home in the Oklahoma City metro
Here’s how a purchase works from first conversation to keys, and where I help most. Every purchase is different, but the order rarely changes.
Seven steps from search to keys
Talk through your plan
We cover budget, timeline, must-haves and the areas you’re considering. If you’re relocating, we start from your move date.
Get pre-approved
A lender reviews your income, assets and credit and tells you what you qualify for. Sellers expect a pre-approval letter with an offer. I’m happy to share lenders other clients have used, and you’re free to choose any lender.
Sign a buyer agreement
Before we tour homes together, we sign a written agreement that spells out what I’ll do for you and how I’m paid. Compensation is negotiable, and in some sales the seller agrees to cover some or all of it. I’ll walk you through the options first.
Search and tour
You get new listings that match as soon as they hit the MLS. On tours I point out what I see, good and bad, from the roof line to the drainage.
Make an offer
I price the offer from recent comparable sales and structure the terms (earnest money, inspection period, closing date, seller help with costs) to compete without overreaching.
Inspect, review and appraise
Oklahoma sellers generally have to provide a property condition disclosure, or a disclaimer in some cases. We review it, schedule inspections, and negotiate repairs or credits if needed. Your lender orders the appraisal.
Close and move in
I track every deadline with your lender and the title company through the final walk-through and closing day.
Common buyer questions
How much cash do I need?
Plan for a down payment (anywhere from zero for many VA buyers to 20% or more), earnest money, inspections and closing costs. Sellers sometimes help with closing costs, and that’s something we can ask for in the offer.
Should I get an inspection?
Yes, on every purchase. A general inspection often points to specific ones, like roof, foundation, sewer line, termite, or well and septic.
How long does it take to close?
Many financed purchases close 30 to 45 days after the contract is signed, depending on the lender, appraisal and repairs. Cash can be faster.
Can I buy before I sell?
Sometimes. It depends on your finances and the market. We’ll lay out the options with your lender: sell first, buy first, or line up both closings.
